a) Buy any property which has a clear title with proper verification, previous documents and encumbrance of last 30 years.

b) Be connected with the owner or buyer before you come to settlement through an agent.

c) Documents should be prepared/verified by an advocate who should be well experienced in Realty field.

d) Nowadays it is very important to know the genuineness of the BUYER too.

e) Buy an apartment/villa/commercial space from a builder only after:

1) Knowing the history of the builder/other completed projects. Speak to the current inmates.

2) Documents should be verified very sharply, since loopholes will be many to protect builder interest.

3) Verify the building number assigned by the Corporation/Municipality/Panchayath/Thaluk. Check the KSEB/KWA consumer number if any. Collect details on parking area, sanitation, waste water management system, power backup system, fire and safety systems, monthly maintenance charges, boundaries of the property are cleaned properly, as per rules.

4) The source of water and drainage facility need to checked.

5) Since the law of right to inherit the property is different for each religion/cast, please dont forget to read the document carefully. Consult with a legal advisor.

Any land or property which comes under legal settlement, court order has to be collected.

Agreement does not have a legal value until it is not registered with Registration department and has a validity of 3 months only.
